The gate had dropped almost two inches at the latch side, scraping the concrete on every swing. We found the top hinge pin had wallowed out its mounting hole and the post had shifted under years of weight. The fix was a new weld-on hinge bracket, a reset post, and a full travel re-level. Dead LiftMaster Operator on a Slide Gate, Alden Bridge
The homeowner came home to a gate that wouldn’t budge and a motor humming at the back of the property. We pulled the cover and found the drive belt shredded and the limit assembly packed with ten years of black dust. A new LiftMaster operator went in, limits were set to actual travel, and the photo-eye was realigned. Before we left, the customer received a written record of the part number and a photo log of the interior before and after. Welded Patch on a Twisted Steel Gate Frame, Grogan’s Mill
A delivery truck backed into this gate and pushed the mid-rail six inches out of true. The top corner of the frame had twisted, cracking a weld at the hinge stile. We cut out the cracked section, straightened the rail with controlled heat and pressure, and welded in a new steel sleeve at the joint. After grinding and repainting the repair area, the gate swings free with no bind. The owner can still see where the truck hit, but the frame line is dead straight.
Ghost Controls Swing Arm Replaced, Village of Sterling Ridge
The original arm had been installed with the wrong stroke setting, so every open cycle tried to push the gate five degrees past its stop. The arm bent, then the operator started faulting out at random. We replaced the arm, set the stroke to match the actual gate travel, and reset the close limit so the gate seats gently against its stop instead of ramming it. Total time on site: just under two hours. The customer has the written price from before we started and hasn’t had a single fault code since.
Broken Chain and Idler on a Cantilever Gate, Creekside Park
This one failed loudly, the chain snapped at the master link and the idler wheel had seized completely. That’s what happens when a gate rated for fifty cycles a day gets asked to handle twelve Amazon deliveries before noon. We replaced the chain, swapped the idler to a sealed-bearing unit, and adjusted the tension to manufacturer spec. The gate runs noticeably quieter now. We also photographed the old seized wheel so the owner could see exactly what had failed.
Photo-Eye Misalignment Repair on a Mighty Mule Dual Swing, Panther Creek
The owner reported the gate reversing randomly mid-cycle. We found a photo-eye, the infrared beam that stops the gate if something crosses the path, misaligned by roughly two inches after a landscaper’s mower bumped the post. One eye was aimed into the flower bed, so the gate saw a phantom obstruction every time the signal drifted. We realigned both eyes, locked the mounts down, and ran twenty test cycles with zero false reverses. The customer got a photo of the beam alignment indicator before and after, plus a written note on the exact angle correction.
