What fails first is the hardware between the opener and the gate: the post bracket, the gate bracket, the clevis pin, or the weld where the bracket was originally attached.

The compatibility gotcha we run into weekly in The Woodlands: Mighty Mule’s older FM-series post brackets are drilled for 7/16-inch hardware, while the newer MM-series uses metric 12mm bolts.   • The gate sags toward the latch post. A cracked weld at the hinge side lets the gate drop an inch or more. The opener then fights gravity on every cycle, which shortens motor life and eventually burns out the capacitor.
  • The opener arm bracket pulls away from the gate frame. This is the classic Mighty Mule failure in The Woodlands. The factory bracket welds were adequate new, but a decade of Texas thunderstorms, heat expansion, and hundreds of cycles loosens the attachment. The bracket tilts, the arm binds, and the opener stalls.
  • You hear creaking or popping at the hinge post. That noise is the hinge barrel working against a cracked weld. Grease hides the sound for about a week. The repair is cutting out the failed weld and re-welding with the gate properly shimmed.

You can safely check the bracket bolts with a wrench. If they’re loose, tightening them is fine and may buy you a week. What you should not do is attempt to weld a load-bearing gate bracket or frame joint yourself unless you already weld structural steel regularly. A gate that sags is under constant tension.
