The Vance Gate Repair The Woodlands Guarantee
We’ve repaired and installed more than 22,000 gates since 2014, and every single one left with a written price agreed before the work started and a documented record when the technician left. That’s the standard Adrian Vance built the company on, and it hasn’t changed. If a repair we make isn’t right within a full year, we come back and make it right at no additional charge. No argument, no fee, no expiration date within that window. That’s the 365-Day Done Right Promise, and it applies to every job we complete in The Woodlands.
What’s Covered
- Workmanship on every repair. If a weld fails, a motor install misbehaves, or an adjustment drifts, we return and fix it under the 365-Day Done Right Promise at no charge to you.
- Parts handling and documentation. Before we leave, you get a photo log of every adjustment and a written record of the part number installed, so there’s never a question about what went into your gate.
- Written pricing before any work begins. The flat price is handed to you in writing under Clause 1 of The Haven Standard. You’ll never get a surprise invoice at the end of a job.
- On-time arrival and clear communication. You’ll know the technician’s name and see their photo before they arrive. Background-checked, uniformed, and accountable to you.
- Cleanup and site condition. We leave your driveway and gate area the way we found it, minus the broken parts. Scrap metal and old components go with us.
- Honest assessment, not upsell. We service nine major gate-automation brands including LiftMaster, FAAC, BFT, Linear, Viking, Ghost Controls, DoorKing, Elite, and Mighty Mule. If your motor can be repaired, we repair it. We don’t steer you toward a replacement you don’t need.
Our Satisfaction Promise

If something about the work doesn’t sit right with you, call us. A live person answers the phone 24 hours a day, seven days a week, and that’s not a callback service or an answering machine. Tell us what you’re seeing, and we’ll schedule a return visit. On that visit we’ll inspect the repair, compare it against the photo record from the original job, and determine what needs to be corrected. If it falls within the 365-day window, the fix costs you nothing. If we find something unrelated that we missed the first time, we’ll tell you plainly and give you a written price before touching anything. You’re never locked into work you didn’t approve. We’d rather redo a repair than leave a gate in The Woodlands operating below the standard we’d accept on our own property.
We also offer a free second opinion on any written estimate from another company. Bring the paperwork, and we’ll review it at no cost. If their diagnosis is right, we’ll tell you. If it’s wrong, you’ll know that too, with the evidence to back it up.
Before
AfterLicensed & Insured Backing
A guarantee is only as strong as the company standing behind it. Vance Gate Repair The Woodlands operates state-licensed and insured, which means every technician dispatched to your property carries the coverage and credentials required to work on mechanical gate systems safely and legally. If a gate motor or spring under tension fails during service, insurance protects your property. Licensing means our work is held to a standard that can be verified. When you combine that with a written price, a documented photo record on every visit, and a full year of no-charge corrections, you get what a guarantee is actually supposed to be: someone who will still answer the phone after the work is done.
What the 365-Day Done Right Promise Means in Practice

Here’s a real example from the way we document work. Suppose we replace a swing-gate motor and three weeks later the gate stops mid-travel. You call, we dispatch a technician, and the first thing they do is pull the job record. The photo log shows the limit switch was set at a specific position on install day. If that switch has drifted or was set wrong, it’s covered. We reset it, photograph the new position, and you’re done, no invoice. If the issue turns out to be something unrelated, like a new obstruction on the track, we’ll show you what we found, quote a written price, and let you decide. Either way, the evidence from the original job protects you.
That documentation habit came from Adrian Vance’s commercial access-control background starting in 2014. On commercial sites, wiring diagrams and photo records are standard practice. On residential gates, they’re practically unheard of. We think that’s backwards, so we kept the habit. Every visit generates a photographed record of what was found, what was adjusted, and what was installed, left with the homeowner and filed in the job record. Under Clause 4 of The Haven Standard, this documentation is included on every job at no additional charge.
What We Don’t Stand Behind
We don’t stand behind guesswork. If a gate motor rated for fifty cycles a day is being buzzed in by a household that runs it two hundred times daily, that’s a usage problem, not a repair failure. We’ll tell you that plainly, document it, and recommend a motor sized for the actual load. We don’t stand behind parts you bought elsewhere and asked us to install, though we’ll install them and document exactly what we did. And we don’t stand behind damage caused by weather events, vehicle impacts, or modifications made by others after our work is complete. That’s not fine print, it’s just honesty about what a workmanship guarantee can and cannot cover.
Why This Matters for The Woodlands Homeowners

The Woodlands heat and humidity are hard on gate hardware. Rust forms faster here than in drier parts of Texas, limit switches corrode, and plastic gear housings get brittle in the sun. That’s exactly why a one-year correction window matters: a repair that holds in mild weather can reveal a weakness in August or after a heavy rain season. When that happens, you want a company with a documented record of the original repair and a standing promise to correct it. That’s what we provide. Call (346) 296-3138 and you’ll get a live person, any hour, any day.
